  • Conventional loans are one of the most popular mortgage types.  It may require a higher down payment and higher credit score than other mortgage types. It is not backed by a government agency.
  • FHA loans offer lower minimums for down payment and credit score, while allowing a higher debt-to-income ratio.
  • USDA Rural Development loans offer up to 100% financing for properties in eligible rural areas as designated by the USDA.
  • VA loans are a good option for veterans, servicemembers, and eligible surviving spouses.  VA loans offer up to 100% financing.

  1. How much down payment is needed to purchase a home?

    The old thinking that you need 20% down to purchase a home is just not the case anymore. USDA and VA loans offer 100% financing of the purchase price of the home. FHA and Conventional loans require a 3.5% and 5% down payment respectively.

  2. How much house can I afford/qualify for?

    The mortgage amount that you qualify for/afford depends on a whole range of factors including income, debt-to-income ratio, your credit score, down payment, etc. Because each person’s situation is different, it is so important to work directly with a mortgage specialist. Our mortgage experts are local in Arkansas and Louisiana and can process, underwrite, and approve your loan in-house.
